Standard home inspections start at $650 and include the following services:

A complete residential home inspection, in accordance with the NYS and InterNachi Standards of Practice. We conduct a visual inspection of all major systems in the home including:

Foundation: The inspector will take a look at the foundation to examine it for cracking and shifting, and to ensure that water is draining away properly from the foundation and basement

Grounds: The grounds will be examined for proper drainage and grading. Walkways and the driveways will be assessed for quality and safety.

Roof: The roof covering and penetrations will be examined for wear, signs of water damage, and overall integrity. The condition of flashings, gutters, soffits and fascia will also be inspected.

Exterior: The exterior covering, windows, doors will be inspected to assess their wear and condition.

Attic: When applicable, the attic will be inspected for proper ventilation, insulation and overall condition.

Interior: The interior of the home will be examined, including walls, ceilings and floor covering. Wall receptacles, lighting fixtures, faucets, toilets, doors + windows are also inspected.

Sub-structures: When applicable, the basement or crawlspace will be inspected for evidence of moisture, ventilation and overall integrity.

Electrical: We will inspect your electrical panel, service entrance, capacity and other relevant electrical system components  

Plumbing: The plumbing systems will be inspected for water pressure and temperature. The functionality of all sinks, bathtubs and showers will be examined. 

Appliances: Major appliances will be tested and verified for proper functionality

Heating and Cooling: These systems will be examined for integrity, safety and wear and tear. When seasonally appropriate, these systems may also be tested. 


Radon Testing: The EPA recommends a Radon test if you are buying or selling a home. Radon is a naturally occurring, radioactive gas. Most homes in the U.S. have some level of radon and nearly 1 in every 15 homes have unsafe levels of radon. Prolonged exposure can cause unwanted health effects including aggravated asthma symptoms, increased respiratory infections, and lung cancer. We offer short term tests with results available 5-7 days after inspection.

Add- on services:

Water Quality Testing: A U.S. Geologic Survey study of 2,100 private wells found that water pumped from about one in five wells contained one or more contaminants at a concentration greater than a human-health benchmark for drinking water. Because private wells are not not subject to EPA oversight, the only way to ensure your drinking water is safe is to conduct a water quality test. Handyma’am Home Inspections is InterNachi certified for water quality testing. We offer two types of tests:

Kit Testing: This is a quick analysis to identify any major red flags in your water supply. A kit tests for 13  categories: Bacteria in water, Lead in water, Pesticides in water, total Alkalinity, total Chlorine, total Hardness, pH (Acidity), iron, copper, nitrates, nitrites. This test is not acceptable for insurance or lending purposes.

Lab Testing: A comprehensive, EPA certified water quality test.  Lab testing requires 3-5 days advance notice and lab processing time is an additional 5-7 days. These tests are customizable to your individual needs and can be configured to meet insurance or lending requirements. Pricing varies.
